Job Description

Macdonald & Company is exclusively retained by a multifamily development & investment firm to find and appoint an Asset Manager to join their lean and nimble team as they continue to grow.

The ideal candidate will demonstrate strong analytical capabilities, operational awareness, and a proactive mindset. This role provides broad exposure across all aspects of the business, with a concentration in asset performance oversight and operational execution. You will work alongside other team members, gaining a comprehensive view of the firm’s real estate investment and development activities, contributing meaningfully to the firm’s continued growth.

Key Responsibilities

  • Conduct regular property site assessments across a portfolio of nine properties totaling ~1000 units of Austin multifamily managed by a professional third party to observe conditions, leasing activities, and management performance; prepare concise visit reports with photos and recommendations.
  • Oversee team of four in-house professionals (two management and two maintenance) managing a portfolio of 200+ units (which includes two properties currently selling out as condominiums) plus several commercial properties all located within Austin.
  • Collaborate with property management teams (third party and in-house) to drive efficient asset operations and maximize value.
  • Split time on on-site work at portfolio properties and at our headquarters.
  • Compile and analyze operational data from our third-party and in-house property managers to support investor and lender reporting.
  • Track leasing performance, operating metrics, and capital improvement initiatives. Verifying the accuracy of reporting, and identifying performance trends
  • Support compliance with lender, insurance, and investor requirements.
  • Oversee capital projects and process lender draws with support of finance team.
  • Actively manage real estate tax appeals and insurance compliance.
  • Collaborate with property management teams to drive efficient asset operations and maximize value.
  • Attend weekly Asset Management meetings, track follow-up items until completion.
  • Assist in creating, maintaining, and updating the company’s asset management dashboard, including occupancy, rent growth, maintenance costs, and CapEX tracking for use by the entire senior leadership team.
  • Conduct market research and data analysis related to rents, sales comparables, and operational metrics.
  • Reforecast property cash flows and optimize liquidity.
  • Research market conditions, construction pipelines, and capital market trends to inform development strategy.

AI Integration & Data Optimization

  • Oversee the implementation and management of AI-driven tools to enhance investment analysis, market research, and reporting accuracy.
  • Identify opportunities to automate workflows, improve decision-making, and streamline data management across business units.
  • Ensure that AI tools and data analytics processes are applied ethically, securely, and effectively to support corporate objectives.
  • Serve as an internal resource for AI adoption, providing training and support to enhance team productivity.

Qualifications

  • Bachelor’s degree in Finance, Real Estate, Economics, Accounting, or a related field.
  • Relevant experience in real estate asset management and property management.
  • Advanced proficiency in Microsoft Excel and PowerPoint; familiarity with Adobe InDesign preferred.
  • Bi-Lingual in Spanish a plus
  • Strong written and verbal communication skills, with the ability to produce polished, investor-ready materials.
  • Highly organized, adaptable, and able to manage multiple priorities under tight deadlines.
  • Curious, analytical, and collaborative — eager to contribute in a fast-paced, growth-oriented environment.
  • Interest or experience in AI tools, data automation, or technology-enhanced analysis a plus.
